Established in 2014, Chiddy’s CheeseSteaks has grown from our food truck roots to a local storefront based, fast casual nosh spot. We launched our second truck operation in 2017 and soon after opened locations in 2018 in Farmingdale and a 4th unit in Commack, NY.
Soon after the three partners came together, they began looking for their first location. Not knowing “what they didn’t know” about the food industry and what it took to build a storefront location, in the process, they learned quickly. Of course, they hit a few bumps along the way, and they know they’ll save franchise owners from making the same mistakes and taking longer than necessary to open! Staying true to the simplicity of the food truck concept, they decided the future development would be brick and mortar restaurant. They also know that the restaurant business is constantly changing. They try to stay ahead and forward thinking in everything they do. Their motto is “fail to prepare, prepare to fail”... in their opinion, failure is not an option!
Knowing that franchising was part of the long-term plan, the work began in 2020 in the middle of the Corona-virus crisis. It was a balancing act worth the effort, they continued to grow and adapt as the market changed, solidifying online ordering. The brand saw growth in spite of the impact of Covid-19 on the restaurant industry.
As people turned to their local favorites and Chiddy’s CheeseSteaks to feed their families – albeit from take out, delivery and curbside pickups – they were hearing more and more from aspiring entrepreneurs all across the country.
People leaving their “day jobs” in cities and corporations finally ready pursue their passion to own their own restaurant and the founders at Chiddy’s CheeseSteaks was there to welcome them to the team.

How big is the typical restaurant?
Between 900 and 1,500 square feet with adequate parking and lots of drive-by traffic.
Do you help owners find real estate?
Yes! We have specific site criteria and help evaluate sites for your restaurant. Our unique designs can be customized to fit any location, but we need a retail site with 12’ to 18’ frontage.
How long does it take to open?
A. This depends how quickly you find a location and sign a lease. Whether free-standing spaces or “Main Street” locations, former restaurant spaces are a plus. Pre-existing restaurants can often be converted more quickly - around 2 to 3 months vs. new spaces that typically can open in 4 to 6 months.
